Mira Road and Bhayandar continue to attract buyers with improving connectivity and prices below many of Mumbai's western suburbs. A flat is likely the biggest purchase of your life, so check these points before you pay a booking amount.
Before you book
- Check MahaRERA registration. Every new project must be registered with MahaRERA. Search the project on the MahaRERA website and read the approved plans, completion date and any complaints.
- Deal with a registered agent. Your agent should have a MahaRERA agent registration number. Ours is A51700009782.
- Confirm carpet area. Builders must quote carpet area under RERA. Compare prices per square foot of carpet area, not super built-up area.
- Check approvals and title. Ask for the commencement certificate, approved building plan and title search report. Get a lawyer to verify the title.
- For ready flats, ask for the OC. The Occupancy Certificate confirms the building was completed as approved. Without it, getting water, electricity and a home loan can be difficult.
Money matters
- Know your full cost. Add stamp duty, registration, GST on under-construction flats, society charges, parking and maintenance deposits to the base price.
- Check your loan eligibility first. Get an in-principle sanction before booking so you know your budget. Use our EMI calculator to keep the EMI within 35–40% of take-home pay.
- Prefer projects approved by major banks. Bank approval means the bank has already checked the project's documents.
- Link payments to construction stages. For under-construction flats, pay as per the construction-linked plan in the registered agreement.
- Protect the loan. A term insurance policy equal to the loan amount ensures your family keeps the home if something happens to you.
